Josh and his team at Remax were fantastic to work with.  They went over and above a typical realty team in helping me with tax issues related to my sale and helping me open  a local bank account etc… I never dreamt we would go from listing to closing in only 4 months during the off season. In December 2025, during a trip to Puerto Vallarta with friends, I quickly fell under the spell of this magnificent city and its people.

My friends then referred me to **Joshua from RE/MAX Romántica** to help me explore the Puerto Vallarta real estate market. From our very first meeting, I understood that Joshua was a different kind of agent. I immediately felt that he was truly there for his clients and that his primary goal was to find **the right property for me**, not simply to close a deal. As a result, I never felt any pressure whatsoever.

In February and March, I returned to Puerto Vallarta, and we continued our viewings. Finally, we decided to buy the very first condo we had visited. Unfortunately, it was no longer on the market. That's when Joshua's patience, perseverance, and especially his network of contacts made all the difference. He managed to restart discussions and negotiate an agreement that finally allowed us to acquire **the condo we truly wanted**.

It was the beginning of a wonderful adventure.

Since I was in Canada for much of the process, Joshua literally took charge. He handled the negotiations, traveled to the location, conducted viewings, sent me videos, checked the details, and coordinated the entire process with exemplary rigor.

But what was particularly remarkable was that **I never actually had to travel to Puerto Vallarta to finalize the purchase**. I had given Joshua power of attorney to represent me, and he took care of the final step of the transaction by **signing the documents on my behalf**. Everything was handled professionally and securely, without me needing to be physically present.

And his service didn't stop there. **He even arranged for the car I had bought to be transferred directly from the previous owner to me.** For me, that's truly what I call **extra service** and further proof that he goes far beyond what one would normally expect from a real estate agent.

I truly felt **taken care of from start to finish**.

And what can I say about his assistant, **Samantha**, who provides outstanding follow-up and ensures that nothing is left to chance? They are truly an exceptional team.

Honestly, I consider myself extremely lucky to have worked with Joshua and his team. After this experience, I find it very difficult to imagine how I could have completed this purchase with another agent.

Buying real estate abroad represents a significant investment, but also many unknowns and a lot of stress. Knowing that you can count on someone competent, available, thorough, and truly committed to your success makes all the difference.

I met Josh about 4 years before our condo purchase in PV. My family and I had been vacationing there for around six years prior, and since we loved it so much, we decided it made more sense to purchase instead of renting. Not knowing anyone there to recommend an agent to us, we decided to do a real estate company search on our own. At the time we were not ready to purchase right away, so on our walks we would pop into any realtor office we encountered. Most were very welcoming, until I mentioned that we were not ready to purchase at the moment, that we were looking at maybe a few years down the road. After saying that, their attitude would change from welcoming to, I would say, almost dismissive. One day l walked into Josh's office, introduced myself and explained to him what our plans were. He was very welcoming, shook hands and invited me into his office. We discussed our plans and he answered all my questions, including what financing was available at the time. I gave him my contact details and for four or so years he kept me posted on any property that met my parameters. Him not knowing if I was a buyer or not but still taking the time to communicate and keep me updated spoke volumes to me about his dedication to clients. When we were finally ready to see properties, he was very accommodating and made all the necessary arrangements. Knowing nothing about the purchasing process in Mexico, we were a bit nervous, but Josh took the time to explain everything to us and that helped to put as at ease. Once we understood how things work, really all we had to do was follow his detailed instructions in easy to follow steps. Not everything always goes as planned, but when circumstances changed, he was there with other options. His team also deserves to be acknowledged for their expertise and efficiency, they were always there, ready with an answer or a solution to any questions we had. He also gave us recommendations on a few property managers ,for which we are very grateful. This was my first home purchase outside of the United States so my initial anxiety was fairly high. However, Josh was recommended by a trusted friend who lives in PV and after meeting Josh and having our beginning conversations, he compiled a tailored list of properties for me, then I knew that I was in great hands, both with Josh and his amazing team. Josh is extremely knowledgeable of the PVR market, culture, and has fluency in Spanish- so critical for this major process and purchase; and was also instrumental in working with the notary to finally close on my new home. Josh also was and still continues to offer his assistance and expertise in selecting property managers (if you are buying for STR) and truly understands how that system works. Lastly, Josh is a great guy with integrity and has a good sense of humor and I would recommend him to all of my friends or family.
